With this service I will:
Maintain perfect order of your documents in accordance with company policy
Submit all required documents to your brokerage via your brokerage’s preferred signature platform
Send pre-made documents to your clients to collect signatures

I can be your companion throughout the whole process. I’ll make introductions, keep up with deadlines, be in touch with your clients, schedule vendors and closings, collect documents, run compliance, and ensure the deal closes smoothly.
YOUR JOB:
Writing/executing the PSA
Filling out the Submit a Contract form
Contract negotiations and advocating for your client
Cc’ing me on all correspondences
Review preliminary settlement statements for accuracy
If applicable, be physically present for final walkthroughs, inspections, and closings
MY JOB:
Make introductions and keep clear communication between you and all parties of the transaction
Collect and receive signatures
Send the appropriate documents to all parties
Draft any Amendments, Addenda, and Repair Proposals/Amendments as needed WITH your approval on verbiage
Keep perfect compliance with your brokerage
Confirm hazard insurance and appraisal if contingent on financing for added liability protection
Provide vendor recommendations upon request
Offer a portal for you to track all your transactions:
Simple timeline of all contract dates with notes
Download all documents
Track stats such as volume closed, volume under contract, averages by month, and more
Offer a portal for your client to also download documents and see a timeline of the contract. If they have more than one deal with you, they can see all of them under one login
Send a thank you email containing links to all the places to leave you a review/testimonial and make you look good!
My paycheck will come directly from the title company before the brokerage takes their split unless you prefer to pay directly

My name is Stephen Timberlake, and I am the founder of Timberlake Transactions. I offer transaction coordinating and real estate admin management.
I have 3 years’ worth of experience in both industries, having run real estate compliance and aided in marketing at PARKS, and then assisted with the launching of Onward Real Estate, which became a top-five brokerage in TN in the first 100 days of operation. At both PARKS and Onward, I managed an office of 100 agents, running compliance for all contracts, social media, graphic design, printed marketing, and admin assistance.
